B&L Real Estate GmbH announced a restricted planning competition as an invitation-only competition in accordance with the Guidelines for Planning Competitions (RPW) 2013. The subject of the competition is the architectural design for a new hotel including a boarding house on the Molenkopf in Frankfurt's Osthafen. The approx. 1,360 m² competition site is located in the Ostend district of Frankfurt am Main on the Osthafen site between Honsellbrücke and Osthafenbrücke and forms the southern end of the Hafenpark quarter.

The hotel and the boardinghouse are to operate independently of each other and each will have its own address. The boarding house will be operated by the company's own brand "Clipper Boardinghouses", in which at least 110 serviced flats are to be realised. For the hotel, the developer is in talks with various operators. The desired profile is a life-style boutique hotel in the upscale, upper upscale to deluxe segment with at least 270 rooms.

The competition site was undeveloped. Under the already constructed roundabout, the use of the bridgehead for the purpose of accommodating parking spaces and possibly other uses (storage, technology) has already been structurally prepared, whereby these existing areas are to be integrated into the planning. With the adjacent Hafenpark quarter, the Hamburg-based B&L Group is continuing the development described. On one of the last large brownfield sites near the European Central Bank, the so-called Honsell Triangle south of Hanauer Landstrasse, a mixed-use quarter with approx. 600 flats, day-care centres, retail, offices and two hotels is being built. The development of the competition area will mark the southern end of the Hafenpark quarter and continue the urban development beyond the Osthafen. Two different hotels are planned for use in the high-rise building. Up to the twelfth floor, 300 guest rooms will be realised together with an international hotel brand. On the upper floors, 120 guest rooms of B&L's own hotel brand "Clipper" will be built. A special highlight will be the Skyline Bar on a plaza on the twelfth floor and the quay area at the foot of the "Waterfront" project will also be open to the public and extend the harbour park in an easterly direction.

Here, the B&L Group plans to establish an appealing outdoor gastronomy directly on the waterfront in the style of a beach club. Distinctive and park-like planting is planned on the roof of the building, which will invite people to relax. The developer expects to be able to submit the building application for the project in autumn 2019, so that construction work can begin in spring 2020. Completion and opening of the two hotels are planned for 2022.

As a professional agency for architectural visualisations, Loomn created numerous 3D images for the architectural office Auer Weber from Stuttgart. This way, the designs were visualised appealingly from the inside as well as from the outside, which made it possible to present the special façade. The design is shown from different perspectives in order to ideally stage all details of the building and to leave nothing hidden. Furthermore, several hotel rooms and also the spacious lobby were visualised to give the expert jury an exact idea of the planned rooms. The 3D images allow the design to be experienced even in the planning phase by inserting neighbouring buildings, the surroundings, people and vegetation and give the viewer the opportunity to get a realistic picture of the building's future everyday life.
