In the attractive project to provide sustainable and future-proof living on the site of the "Alte Schmiede" in Herzfeld, an attractive building project is being realised by the Horstmann family between Diestedder Strasse and Alte Dorfstrasse. This development includes both residential and commercial space, with the ground floor of Diestedder Strasse earmarked for commercial use. The planned realisation pleases the municipality of Lippetal, as the area will not only continue to be used, but will also be significantly enhanced visually.


As part of this construction project, it is planned to demolish the existing buildings at Diestedder Strasse 16 and 18 as well as the neighbouring factory building. Three apartment blocks are to be built on the spacious 3,500 square metre site, accommodating a total of 18 residential units. Two commercial units for non-disruptive businesses are also planned, supplemented by sufficient car parking spaces. One of the three-storey buildings will house eight flats on the upper floor and service or commercial space on the ground floor. The other two apartment blocks will each comprise five flats.

The flats range in size from 73 to 160 square metres. The two buildings at the rear facing Alte Dorfstrasse have a full basement. All flats will have balconies, with those in the house on Diestedder Strasse facing east, while the balconies in the two rear buildings face south. Accessibility will be ensured by the installation of lifts in all buildings. In addition, the roofs of the three houses will be fitted with photovoltaic systems. Wood or mineral plaster will be used for the façade design. All buildings will be heated by their own heat pumps, which will provide heat in winter and cooling in summer.


Construction is expected to start in late autumn or winter, and the flats and commercial premises should be ready for occupancy from the beginning of 2025. This innovative construction project is therefore not only creating attractive living space, but also focussing on sustainable and energy-efficient solutions for a modern way of life.
