James Cloppenburg Real Estate Holding KG is planning the comprehensive redesign and expansion of the Zeil 71-75 property in Frankfurt am Main into a multifunctional building that will make a lively contribution to urban development. The design envisages a careful transformation of the existing building, with the lower floors (basement to 2nd floor) being largely retained and adapted to the new requirements. The floors above will be completely demolished from the 3rd floor upwards and replaced by a modern, flexible building structure. The building will have a maximum of 11 full storeys, with the height of the new building remaining below the eaves edge of the neighboring Bienenkorbhaus in order to respect its urban dominance.

The façades of the building will have a high-quality, low-maintenance design, with wood playing a central role as a visible design element. The façade facing the Zeil will be structured to avoid a monolithic appearance, thus adapting to the surrounding building culture.

Sustainability is a central aspect of this design. The new building is planned as an open-system timber hybrid construction, which enables a high level of recyclability and a CO²-friendly construction method. Visible wooden elements inside and outside the building emphasize its ecological orientation. Measures to increase biodiversity, such as green roofs and the integration of photovoltaic modules, underline the commitment to environmentally friendly building operation.

The planned multifunctional building at Zeil 71-75 represents a significant step in the development of Frankfurt's city center. With its diverse mix of uses, flexible architecture and sustainable construction, it will not only shape and revitalize the Zeil, but the entire quarter in the long term.
